The Thai retirement visa (Non-Immigrant O / O-A) lets foreign nationals aged 50 and over stay in Thailand for one year at a time, renewable annually. We manage the full application in Pattaya from financial proof to immigration submission.

Eligibility requirements
- Aged 50 years or older on the date of application
- THB 800,000 in a Thai bank account (seasoned 2 months), or
- Monthly income of THB 65,000, or a combination totalling THB 800,000/year
- No criminal record and a passport valid for the full period of stay requested

Common mistakes to avoid
- Moving money in too late, so it is not seasoned for the full 2 months
- Expecting an income letter from the UK, US or Australian embassy, which no longer issue them
- Withdrawing below THB 400,000 in the months after approval
- Leaving Thailand without a re-entry permit and losing the extension
Latest rule changes
- In-country retirement is a two-stage process: 90-day Non-O conversion, then the 1-year extension.
- Non-O-A is only issued by Thai embassies abroad and requires health insurance.
- The 1-year extension government fee remains THB 1,900.
